Obama Administration Targets Mortgage Interest Deduction!

The interest deduction costs the Treasury more than $80 billion a year according to sources and President Obama's 2011 Budget just announced surprised many in Washington for going after what has been called one of the "Sacred Cows".

The proposed budget, caps the value of itemized deductions based on a taxpayer's income, in essence eliminating the mortgage interest deduction for single taxpayers making more than $200,000 a year. ($250,000 joint returns).Primary and Secondary Home Tax Deductions for Mortage Interest Rates
 
The move is designed to raise nearly $179 billion next year by increasing taxes on wealthier Americans.

  • Current law allows interest on up to $1 million in total mortgages on first and second homes to be deducted. The MID is highly regressive tax policy, meaning that the wealthiest people with the biggest mortgages benefit the most.
  • Last year over 70% of homeowners with a mortgage used the benefit.

The National Association of Realtors (NAR) was quick to offer a stern warning that such a move would be counter-productive to the improving housing market. "This proposed change in the Mortgage Interest Deduction will result in further erosion of home prices and home values", a spokesman said.

The Mortgage Bankers Association also wieghed in by saying, "Reducing the federal deficit is vital to the long-term health of the US economy and our industry.  However, we believe it can and should be done without negatively impacting the already-fragile housing market."

Ecofriendly tips for sustainable living...

Whether you live in a hot or cold part of the country, one of the best ways to improve energy efficiency and comfort is to make sure the shell of your home - the outer walls, ceiling, windows, doors, and floors - is properly sealed and insulated. Many homes have air leaks and insufficient insulation which means it takes more energy to heat and cool the home. An ENERGY STAR estimate shows that homeownersEnergy Star Homes who undertake a sealing and insulating project can save up to 20% on heating and cooling costs.

Before adding insulation, a home should be inspected for air leaks. Some leaks, like those around windows and doors are easy to find. However the bigger problems are often the harder to find holes in attics, basements, and crawlspaces. All leaks found should be sealed with caulk, spray foam, or weather stripping. If your house has forced-air heating and cooling, check the seals of any exposed ducts in attics, basements, crawlspaces and garages, and fix leaks with duct sealant.

Once the air leaks have been remedied, then it is time to add the insulation. Insulation comes in many forms, including fiberglass, cellulose, rigid foam board, and spray foam. Before choosing a type of insulation you need to determine the insulation R-value you need for your area. The R-value rates the ability of the insulation to resist heat flow, with higher numbers being the most resistant.

Pinehurst Resort - Pinehurst No. 4  Was built in 1919 and received a facelift, by Tom Fazio in 1999, who kept the old name and the majority of Donald Ross's original routing, as a tribute to Ross. The "new course" was intoduced in 2000 and in 2008 was site of U.S. Amateur.

Moore County is located in North Carolina and as of 2000, the population was 74,769. The county seat is Carthage.

Founded in 1784, it was named for Alfred Moore, an officer in the American Revolutionary War and associate justice of the Supreme Court of the United States.

Moore County has many golf resorts in the Southern Pines/Pinehurst area, and has played host to the 1996 and 2001 Women's U.S. Opens as well as the 1999 and 2005 Men's U.S. Opens. The Women's Open returned to Southern Pines in 2007.

As a result of the area's rare combination of prestige and isolation, many celebrities escape to this area from time to time. Among those who frequent or have private homes in the area are Michael Jordan, Tiger Woods, Jack Nicklaus, and Sean Connery. Past residents of the area include Annie Oakley, Adlai Stevenson, Harvey Firestone, and John D. Rockefeller.

According to the U.S. Census Bureau, the county has a total area of 1,828 km² (706 sq mi). 1,807 km² (698 sq mi) of it is land and 21 km² (8 sq mi) of it (1.13%) is water.

As of the census² of 2000, there were 74,769 people, 30,713 households, and 21,959 families residing in the county. The population density was 41/km² (107/sq mi). There were 35,151 housing units at an average density of 19/km² (50/sq mi). The racial makeup of the county was 80.25% White, 15.50% Black or African American, 0.68% Native American, 0.44% Asian, 0.05% Pacific Islander, 2.20% from other races, and 0.88% from two or more races. 3.99% of the population were Hispanic or Latino of any race.

By 2005 78.0% of the county population was non-Hispanic whites. 5.1% of the population was Latino. 14.8% of the population was African-American.

There were 30,713 households out of which 26.70% had children under the age of 18 living with them, 58.10% were married couples living together, 10.20% had a female householder with no husband present, and 28.50% were non-families. 24.90% of all households were made up of individuals and 11.30% had someone living alone who was 65 years of age or older. The average household size was 2.38 and the average family size was 2.81.

In the county the population was spread out with 22.10% under the age of 18, 6.60% from 18 to 24, 25.80% from 25 to 44, 23.80% from 45 to 64, and 21.80% who were 65 years of age or older. The median age was 42 years. For every 100 females there were 93.00 males. For every 100 females age 18 and over, there were 89.80 males.

The median income for a household in the county was $41,240, and the median income for a family was $48,492. Males had a median income of $31,260 versus $23,526 for females. The per capita income for the county was $23,377. About 8.00% of families and 11.40% of the population were below the poverty line, including 16.60% of those under age 18 and 10.10% of those age 65 or over.

Cities and towns found in Moore County include: Cameron, Carthage, Foxfire, Pinebluff, Pinehurst, Robbins, Seven Lakes, Southern Pines, Taylortown, Vass, West End and Whispering Pines.

Housing Market Update

October 01, 2009 through to October 31, 2009 there were 82 Single Family Homes Sold. Average Sales Price $221,871 Average Days on Market (DOM) 165. During the same time frame there were 195 New Listings entering the market with the Average Asking Price $357,929.

Breaking news on the Homebuyers Tax Credit...

There is breaking news on the tax credit and the highlight is... there may well be a credit for EXISTING homeowners ($6500).  We are tracking the issue as you read this...

Under the compromise reached Wednesday, the existing $8,000 credit would be extended for first-time home buyers who sign a contract for a home by the end of April 2010  and close by the end of June. 

It also creates a $6,500 credit for people who buy a home but have owned a home for at least five consecutive years out of the past eight years. 

The income limit would be raised to $125,000 a year for individuals and $225,000 for married couples, up from the current income limits of $75,000 and $150,000, respectively.
